Property Management: Analysis

We will conduct research to determine the optimal market rate for your property.  While we don’t want to leave anything on the table, we don’t want it to sit vacant for months.

The Follow Up

After we submit a proposal, we will not follow up with you. That’s right, unless you ask, we aren’t going to bother you again. We encourage you to speak with other companies to make an informed decision. However, when you contact us, we will begin immediately and aggressively marketing your property.

Property Management: Preparation

The Set Up

  • Similar to selling a property, but less intense (We won’t suggest staging with furniture and art work).
  • The basics still apply and details are important.
  • They don’t just create curb appeal, they set the foundation for the relationship.
  • From wall color to cleanliness, we’ll help you get it right.
  • There is a direct correlation between the condition of your property when rented and it’s condition when vacated.

Media Creation: Pictures and Videos

  • We know what works, from sunny days to wide angle lenses, we get the picture.
  • It’s not possible to have too many pictures.
  • Trust us, the traffic is amazing.
  • Its about efficiency, for the prospective renter and you.

Software

You and your investment will be set up in our system, meaning that you will have 24/7 access to your monthly statements, just log on through our site. But you don’t need to do that, because every month we will directly deposit your funds and email your owner’s statement to you.

Property Management: Leasing

The Set Up

We don’t advertise in the newspaper and we don’t bill you for our online advertising (which is the best in the business).

  • People are drawn to pictures, it’s a reflex, and your property’s ad leads with our best picture.
  • All available details for your property are displayed in an aesthetically pleasing manner.
  • We post ads for your property on Lawson.pro, Craigslist.org, Trulia.com, Zillow.com, Realtor.com, Hotpads.com, RVAR MLS System.
  • On Craigslist, the undeniable biggest source of leads, your property’s ad is updated three times a week. We chooses these days and times based on research conducted by Zillow.com.
  • There is a direct correlation between the condition of your property when rented and it’s condition when vacated.

Showings

We handle all of the inquiries, whether by email, phone or FAX. We schedule the appointments and we handle the showing.

Screenings

OUR SCREENING CRITERIA CONSISTS OF THE FOLLOWING FOUR AREAS.

  • Credit Score
  • Prior Landlord References
  • Criminal History
  • Employment Verification

Lease Execution

Our Leases are drafted with with experience, both in the legal and property management fields. Each Lease is customized to the specific property. We stay up to date on the current Virginia Landlord Tenant Act and other legal issues that may affect the enforcement of our Lease.

Once we have approved an application, we contact the applicant to confirm the details. We then draft the Lease and email it to them for electronic signature (if they prefer, the applicant can still do it the old fashion way). After we receive the security deposit, which the applicant may pay online, we will execute the Lease. It’s at this point we will take the property off of the market.

Property Management: Inspections

In General

Maintaining and improving your property is not only wise, it’s necessary. Forget about the competition coming up around the corner, think about your tenant’s thought process. You want the tenant to like and respect your property (and so do we). It makes creates a better relationship between all parties. The foundation of that relationship starts with keeping your property in peak condition.

  • Move In: Detailed form completed and signed by all parties accompanied by photographs and or video.
  • Thirty Days: A scheduled brief walk through to make sure everything is being taken care of.
  • Six Months: Visual inspection of the exterior.
  • Twelve Months: Either a detailed move out inspection is completed, or another walkthrough with the existing tenant who has renewed her or his lease.

Maintenance

We have two full time employees covered with both liability and worker’s compensation insurance. They both possess a vast knowledge in all the areas needed to maintain your asset. In the event outside contractors are needed, there are never any markups on their invoices.

Property Management: Accounting

Cash Flow, We get it.

  • Monthly Statements, detailed and easy to read, with copies of all invoices
  • Emailed to you on the 25th of every month (Yes, we will mail them if you insist)
  • Funds deposited in your account every month – no more trips to the bank (Yes, if you prefer, we will print a check, put it in an envelope, stamp it, take it to the post office, so that you can open the envelope, throw it away, make a trip to the bank, wait in line, and deposit it yourself.)
