Property Management: Analysis

We will conduct research to determine the optimal market rate for your property.  While we don’t want to leave anything on the table, we don’t want it to sit vacant for months.

The Follow Up

After we submit a proposal, we will not follow up with you. That’s right, unless you ask, we aren’t going to bother you again. We encourage you to speak with other companies to make an informed decision. However, when you contact us, we will begin immediately and aggressively marketing your property.

Property Management: Preparation

The Set Up

  • Similar to selling a property, but less intense (We won’t suggest staging with furniture and art work).
  • The basics still apply and details are important.
  • They don’t just create curb appeal, they set the foundation for the relationship.
  • From wall color to cleanliness, we’ll help you get it right.
  • There is a direct correlation between the condition of your property when rented and it’s condition when vacated.

Media Creation: Pictures and Videos

  • We know what works, from sunny days to wide angle lenses, we get the picture.
  • It’s not possible to have too many pictures.
  • Trust us, the traffic is amazing.
  • Its about efficiency, for the prospective renter and you.

Software

You and your investment will be set up in our system, meaning that you will have 24/7 access to your monthly statements, just log on through our site. But you don’t need to do that, because every month we will directly deposit your funds and email your owner’s statement to you.

Property Management: Leasing

The Set Up

  • People are drawn to pictures, it’s a reflex, and your property’s ad leads with our best picture.
  • All available details for your property are displayed in an aesthetically pleasing manner.
  • We post ads for your property on Lawson.pro, Craigslist.org, Trulia.com, Zillow.com, Realtor.com, Hotpads.com, RVAR MLS System.
  • On Craigslist, your property’s ad is updated three times a week. We choose these days and times based on research conducted by Zillow.com.
  • There is a direct correlation between the condition of your property when rented and it’s condition when vacated.

Showings

We handle all of the inquiries, whether by email, phone or FAX (just kidding, we don’t FAX). We schedule the appointments and we handle the showing.
