Application Processing Timeline

We typically process rental applications within two business days. Longer times may be required if all attachments and relevant information is not submitted at the time the initial application is received. Additionally, Landlord verifications may prolong the process. We process applications in the order received and do not consider an application received until all requested information has been submitted. Application Fee

We CANNOT PROCESS YOUR APPLICATION UNTIL YOUR APPLICATION FEE IS PAID. The fee is $45.00 per applicant. All occupants 18 or over are required to submit an application. This is a non-refundable fee. We will consider co-signers who maintain a residence in the state of Virginia. Co-signers will be required to fill out a separate application. Any co-signer will be fully obligated to all the conditions and terms of the Lease Agreement.

Identification required

All applicants must supply a driver’s license or similar photo identification containing either the applicant’s social security number or control number issued by the Department of motor vehicles and either a social security number or individual taxpayer identification number issues by the U.S Internal Revenue Service in accordance with Section 55.1-1200 of the Virginia Residential Landlord Tenant Act.

Credit Criteria

We require a minimum credit score of 600.

Lawson Realty Group, LLC will obtain a credit report for each applicant. This report must be generated by Appfolio, Inc., and not the applicant. In addition to a credit report, we also run a fraud search, eviction search, bad check search, national criminal database scan, and drivers license verification. We may also contact current and previous landlords, employers, and/or references provided by you.

Income Requirements and Verification

At a minimum, the rental rate may not exceed 40% of your gross monthly income. For co-applicants, the monthly rental rate may not exceed 40% of all co applicant’s gross monthly income combined.

Please provide us with copies of your last two paycheck stubs or a letter on company letterhead from your employer to verify income. If you are unemployed or self-employed, please provide a copy of last year’s income tax return and your last 3 months bank statement. Other income such as retirement, SIIS, child support, etc. must have reliable documentation if you wish us to consider it.

Rental History

We require two references from previous landlords (if possible). We will attempt to obtain payment history, length of residency, rental amount, and any history of violation. If you are breaking an existing lease, we will need to determine what liability you may have regarding the lease being broken. Late payments, noncompliance with the terms of your lease, unpaid judgements, evictions may result in denial of your application.

Smoking Policy

All of our properties are non-smoking properties. No smoking is permitted inside any of our rental homes.

False Information

If any information provided on your application proves to be false or misleading, your application will be denied, and your application fee(s) forfeited. If you have already entered into a rental agreement on the property when we discover that you’ve provided false information, you will be subject to immediate eviction from the premises.

Pets

If you have any pets or animals, you will need to complete the pet/animal application located at https://lawson.petscreening.com. There is a separate application fee due to this third party screening company of $20.00 for the first pet and $15.00 for each subsequent pet. This is a third party screening service and we cannot refund any application fees paid to petscreening.com under any circumstances. Completion of the application is required.
