How will you manage my Roanoke property?

At Lawson Realty Group, we provide complete Roanoke property management services including property analysis, inspection, preparation, marketing, lease creation, tenant screening, maintenance, accounting, and managing owner correspondence.

How much will my investment property lease for?

Lease rates differ based on the location, type of the property, its condition, and the rental rates in your neighborhood. Please contact our office to discuss this for your particular Roanoke rental property.

How do property inspections work?

We conduct inspections when the tenant moves in and when the tenant moves out. These inspections are included as part of the monthly management fee. We also require annual inspections to be completed by one of our maintenance technicians, these inspections are billed out at our current maintenance hourly rate.

Once completed, we will publish a copy of the inspection to your owner’s portal for your review.

We can also complete inspections at more frequent intervals, if requested to do so.

How are lease violations and evictions handled?

Our leases are in compliance with the Virginia Landlord-Tenant Act and other legal regulations. They are regularly updated to reflect any new developments that may occur.

Tenant eviction can be a messy and stressful process for homeowners, so we believe in finding the right tenant for you in the first place. We have an eviction rate of less than 1%, with cases rarely going to court. Nevertheless, should the need arise, we are familiar with the Virginia Landlord-Tenant Act and will take care of things accordingly.

How will you find tenants for my property?

Your property will be advertised on our site, Zillow, Trulia, realtor.com, Homes.com, craigslist.org, rent.com, and more. We have a 24/7 answering service to take live calls any time, any day. We also utilize the latest services and hardware to facilitate showings for every prospective tenant.

We utilize our Application Screening Matrix to help us find the best tenants for your property. We focus on credit score, income to rent percentage, length of employment, prior residential history, and criminal background checks.
