Relocating to a new place is a big deal. When renting a property, landlords consider several factors before applicants are accepted as renters of a property. These factors include:

  • Length in Field of Employment
  • Rent to Income Ratio: not to exceed 40%

  • Length of Residency (Average over the last five years)

Pets are allowed at almost all of our properties.

Our general policy is as follows:

We generally allow one pet per unit and have a weight limit of 60 lbs.  However the final decision on the type and number of pets is up to the property owner.

For information specific to the property you are interested in, please refer to the property ad. However, the breed restrictions on this page still apply.

 

Monthly Fees: For pets under 20 pounds there is a $15.00 monthly fee. For pets 20 pounds and up, there is a $20.00 monthly fee.

 

Additional Security Deposits: If the pet is under 20 pounds, there is an additional $150.00 security deposit. If the pet is 20 pounds or over, there is an additional $200.00 security deposit.

The monthly pet rent is intended to cover additional wear and tear caused by pets. We understand that it may not seem like your pet contributes to the wear and tear of your place, and the additional rent is not meant to be a penalty. It has been our experience that items such as flooring experience more wear and tear when a pet occupies the unit than when one does not.

There are certain breeds of dogs that we are not able to accept. These breeds include, but are not limited to; Akitas, American Staffordshire Terrier, American Pitt Bull Terrier, Staffordshire Terrier (Pit Bulls), Chow, Chow Chows, Chows, Presa Canario, Rottweiler, Doberman Pinschers, Shar peis, German Shepards, Presa Canarios, Wolf Hybrids, animals with a bite history, trained attack dogs, or trained guard dogs.

What is the minimum age required for a rental applicant?

You must be at least 18 years of age, or older to complete a rental application.

What is the processing fee for the application?

Our application processing fee is $45.00 per application, and it is non-refundable.

What is the average time it takes to process a rental application?

Rental applications are normally processed within one or two days.

Do you allow co-signers for rental applications?

Yes, cosigners will be considered and will be obligated to fill a separate application.

Is the co-signer bound by the terms of the rental agreement?

Yes, a co-signer will be entirely obligated to all the terms and conditions of the Lease Agreement.

As a rental applicant, am I supposed to submit the credit report?

No, the credit report for each applicant will be produced by Lawson Realty Group, LLC only.

Is a credit check the only factor considered in determining the applicant's authenticity?

While a credit report is a major factor in our approval or rejection of an application, it is not the only one. Eviction history, criminal background, fraudulence, employment, identity are some other factors that we scrutinize.

What are the documents I'm required to submit for income verification?

You must provide copies of your last two paycheck stubs OR a letter from your employer on the company letterhead.

What documents should I present for income verification if I'm unemployed or self-employed?

In case of unemployment or self-employment, you must provide a copy of your last year’s income tax return as well as a three-month bank statement.

Is the retirement income/pension considered for income verification?

Yes, other incomes such as retirement, SIIS, child support, etc will be considered, provided you present valid documentation to prove the same.

Which documents should I submit for ID verification?

You must submit a photo, a copy of your driver’s license, military ID, or state ID for identity verification.

Is smoking allowed in your Rental Property?

No, smoking is strictly prohibited in our rental property(s).
